A Japanese-owned real estate company located in Van Nuys, California is seeking an Acquisition & Project Manager.
The company operates a wide range of real estate businesses, primarily in the Los Angeles area, including property acquisitions, value-add projects, property management, and real estate development.
<Position Overview>
The company is looking for a highly motivated and results-driven Acquisition & Project Manager who can identify,
evaluate, acquire, and oversee the development of new properties to expand our portfolio. The ideal
candidate will have extensive experience in real estate acquisitions, project management, contractor
coordination, and exit strategy planning. This role is critical to our growth strategy, as we are on the verge
of expanding our business significantly.
<Responsibilities>
Acquisition & Investment Strategy
・ Identify and evaluate potential property acquisitions.
・ Conduct market research and analysis to support acquisition decisions.
・ Negotiate purchase agreements and terms with sellers and brokers.
・ Perform due diligence, including financial analysis, property inspections, zoning, title review, and
risk assessment.
・ Develop and maintain relationships with property owners, brokers, and other industry professionals.
・ Source and evaluate off-market opportunities through industry networking and direct outreach.
・ Prepare and present acquisition proposals to senior management and investors.
・ Monitor market trends and identify new investment opportunities.
・ Create offer memorandums for potential sales and develop exit strategies to maximize investment returns.
Project Oversight & Development Management
・ Oversee the entire project lifecycle from acquisition to completion, ensuring alignment with the
business plan, budget, and schedule.
・ Hire and manage contractors, consultants, and vendors.
・ Coordinate permits, paperwork, and regulatory compliance requirements.
・ Work with architects, engineers, and local authorities to ensure projects comply with zoning laws, building codes, and design requirements.
・ Develop and manage project budgets, ensuring costs remain within approved limits.
・ Track and manage construction schedules to ensure timely project completion.
・ Identify and mitigate project risks that may impact timelines or profitability.
・ Regularly update stakeholders and senior management on project progress, key milestones, and financial performance.
Exit Strategy & Sales Coordination
・ Create offer memorandums (OM) and marketing materials for asset disposition.
・ Develop and implement sales and exit strategies to maximize investment returns.
・ Work with brokers, potential buyers, and investors to ensure smooth transactions.
・ Assess market conditions to determine the best timing and pricing strategy for asset sales.
<Requirements>
・ Strong knowledge of real estate market trends and investment strategies (mainly residentials, but also multi-family, commercial, or land acquisitions).
・ Proven track record of successful property acquisitions and project management experience. (preferred but we can train them)
・ Excellent negotiation, communication, and leadership skills.
・ Strong analytical, financial modeling, and underwriting skills.
・ Ability to work independently and make informed decisions.
・ High level of professionalism, integrity, and attention to detail.
・ Experience hiring and managing contractors, coordinating project schedules, and overseeing
construction budgets.
・ Ability to create offer memorandums (OM) and execute exit strategies for real estate
investments.
・ Experience in real estate acquisitions, development, or investment management is strongly
preferred but not an absolute requirement.
・ Real estate license is a plus.
・ Ability to travel as needed for property site visits and due diligence.
